Commercial real estate gets a status update

When Dan Slaven was pursuing real estate deals for his company, Silverado Interests, he found himself unsatisfied with existing networking tools. Slaven, who is based in Texas, sought to create a network for all commercial real estate professionals and improve efficiency.

“The idea is, create deal flow, building up network opportunities to see deals at all stages,” he said.

After extensive development with a technology company, RealEstateDealSheet.com launched earlier this year. Users create profiles on the site, uploading pictures, resumes and forming connections with potential partners. They can then share deals using the site’s tools, filtering privacy settings for a select group, or opening a deal to be publicly searchable.

Users can filter their privacy settings and allow only specific people to see their deals. The site also uses website traffic analytics to track referrals, clicks and other data.

The site now has over 112,000 deals in its database, with over 500 companies represented after two months, encompassing 44 states and nine countries. An additional 45,000 invitations have been sent to real estate professionals. Slaven hopes to double membership within six months, and one of his biggest targets is New York City.

Slaven has a broad user base in mind, seeking brokers, developers, equity partners and tenants, and deals that involve office, hotel, multifamily, development sites and student housing. Users can demonstrate their experience by displaying their credentials and experience on their profile.

“Not many people have focused on the social networking side,” said Slaven of other sites.

Another benefit, he said, is that users can update deals in real time, uploading documents such as a copy of a lease or a rent roll as a deal moves forward. Users can even upload and embed videos of themselves to pitch deals directly.

Membership is one year, for $60 per month. Currently, a 45-day trial membership is being offered.

RPIE Commercial Rent Roll Reporting Information

The New York City Department of Finance requires owners of income-producing properties with an actual assessed value of $750,000 or more to submit the current rent roll information as part of their annual Real Property Income and Expense (RPIE) filing. Owners or their representatives must submit the rent roll by filling out the Commercial Rent Roll and/or Residential sections of the electronic RPIE form. The online form accepts information for up to 500 commercial tenants. Owners of properties with 50 or more commercial tenants may use the Commercial Rent Roll Submission spreadsheet template to submit the information. All rent roll information for properties with fewer than 50 tenants and for residential leases must be submitted online using the RPIE form.

Note: We strongly recommend submitting this spreadsheet by August 19, 2011.

Here’s how you can submit the data to Finance if you use the spreadsheet template:

Step 1:  Click ‘Save’ on the spreadsheet. A macro will prompt you to validate the data; please click ‘Yes’. When validation is completed, accept option to generate a file in the required format (tab delimited). The output file is now saved in the format that can be submitted. You may also save the file to a CD or flash drive.

Step 5:

*If you email the spreadsheet please don’t forget to put the associated Borough, Block and Lot number in the subject line!  If you mail it via cd or flash drive don’t forget to label or enclose the associated Borough, Block and Lot number.

Finance will notify the filer by email within 48 hours whether the data has been received and processed.

Please note that submissions in any format other than the required tab delimited file generated by the validation process will NOT be accepted as compliance.
