Will a home with cracks in the basement floor and walls pass FHA?
The home is 80 years old with a new roof, new sump pump , some bsmt seepage after heavy rains (which we’ve had all week unfortunately) but the water comes from the corners and the cracks in the floor, not the walls. There are two braces that appear to be secure installed on one wall. They are from the floor joists to the floor of the bsmt, bolted to the floor, not set in the floor. The wall is cracked and slightly bowed but I’ve seen much worse. Another wall has a crack with some old movement visible. The seller bought it in Jan and has since installed the a new sump pump and installed new gutters, directing water away from the home, and installed a few French drains. It was dry, but with the rains this week, there’s some water-the appraisal is some time this week.

FHA does have requirements for properties that to qualify. There is at least one mandatory FHA inspection ( has to be approved FHA inspector too) that must be completed by the lender. I’ve to the process with clients before and it can be an interesting, but it can also so be a non issue. Please know that repairs can be made to bring up to FHA requirements also. In 2/ 08, our basement flooded. We didn’t have a waterproof system, so everything was torn out. The contractor put in a baseboard, trench, and sump pump (with battery and backup pump ). He verbally warranted his work for life and said it would be in writing when he is paid in full.
Last week, the pump stopped working. We called the contractor and a new pump was installed.
Tonight, we went downstairs and there was an inch of water on the floor.
